Landlords love great tenants and there are good ways to establish whether a someone will likely be one. Of course, regular background checks are important, but there are a few other things a property owner can do to help in their decision-making process.
- Check credit scores and dismiss those who fall under 600. That’s the absolute bottom threshold many landlords accept and for good reasons. Lots of problems can be avoided by respecting this number.
- Verify income with the prospects’ most recent pay stubs or directly contacting their employer.
- A prospects’ total gross income should be equal to at least three times the rent.
- When meeting with them, be aware. Take a look at their vehicle. No, it doesn’t need to be new and shiny, but clean is good. Their automobile is their property. If they don’t treat it well, imagine how they will treat something that isn’t theirs.
